Before closing on our homes, we the homeowners agreed to pay assessments or HOA fees in order for the community to meet its financial obligations and to function responsibly as a community. We regret to report that as of June 30, 2022 we are short a significant amount of money which should be part of our operating reserve due to homeowner’s recurring delinquency on their HOA fees.

The responsibility of maintaining the open space is that of the Brenford Station Maintenance Corporation (the homeowners). With that said it is worthy to note that there is a percentage of homeowners who are 30, 60, and 90 days and beyond behind on their assessments which translates to a shortage of $10,515.01 in our operating fund.

There are homeowners up to 30 days delinquent resulting in a shortfall of $324.00, over 30 days delinquent resulting in a shortfall of $247.00, homeowners over 60 days delinquent resulting in a shortfall of $1,130.00, and homeowners over 90 days delinquent resulting in a shortfall of $8,814.01 These homeowners represent disturbing percentage of our 67 homeowners. We are pursuing measures to collect and recoup these funds via collections, attorney fees, late fees, violations, liens, etc.

Please take the time to look at the financial reports for a more detailed view of the community expenses and responsibilities. It is only fair that each and every homeowner meet their financial obligations and to pay their quarterly assessments. There are many other communities that pay twice and three times as much as we do.

Pond fountain replacement
Vegetation mitigation and treatment
Property management fees
Electric
Insurance
Office expenses
Website
Grounds maintenance
SWM (non contract)
Attorney fees

It is critical that all homeowners pay their assessments. There are other things that the community could benefit from such as more lighting near the community entrance, speed bumps where appropriate and other fun things that we could engage in. Homeowners not paying their assessments have a detrimental effect on the entire community and restricts our ability to do and plan necessary enhancements to our community. Please make every effort to bring your HOA assessment fees current. Thank you.
